Hub
Rural property services
The replacement for agency.asp: how rural buyers and sellers hire licensed agents, valuers, lawyers and inspectors — without a fake agency directory or invented reviews.
The 2004 PropertyGuide shipped /agency.asp and /ag.asp as an agency finder, including /rural/agency.asp variants. Those messy URLs 301 here. We do not rebuild a directory of stock-and-station firms, because a scraped phone list would be out of date on arrival and would look like an endorsement we cannot make.
This hub is a map of service types a rural file actually uses.
Who does what
- Listing agent — acts for the seller. State-licensed. See selling rural property.
- Buyers agent / advocate — acts for the buyer. What is a property buyers agent?, Melbourne, Sydney.
- Solicitor or licensed conveyancer — the contract, searches and settlement. Scope them for rural work.
- Registered valuer — a number you can defend. We will not invent one.
- Agronomist / livestock consultant — whether the enterprise matches the country.
- Water broker or specialist solicitor — when the entitlement is the value. Water guide.
- Building, pest, asbestos, structural — homestead and sheds. Roofs, demolitions.
- Accountant — GST, CGT, primary-producer settings, FMDs. Costs, financing.
Confirm each licence with the state regulator. Do not trust a footer logo.
Historic guest URL under this path
/property-services/sydney-carpet-cleaning-services/ is a WordPress guest-post path that still collects backlinks. It now hosts education on preparing a rural homestead for inspection, not a Sydney cleaning advertorial. That is a URL-preservation choice, labelled as a guest post.
What we will not do
We will not rank agencies, quote commissions, or republish the Subiaco address and 08 number from a previous operator. If you want to talk to this publisher about a correction or a guest pitch, use contact.
How to hire without a directory
Ask for the licence number and check it. Ask whether the person has settled your class of land in your state. Ask who holds professional indemnity. Ask what they will subcontract (water, asbestos, valuation). Write the scope. Rural files go wrong when a suburban generalist is polite, cheap and out of their register.
For advocates, start with what is a property buyers agent. For vendors, selling. For the search list you should still run after anyone you hire, due diligence.
This hub exists so /agency.asp and /ag.asp have a clean, honest destination. It is not a resurrection of Farmonline classifieds, and it is not affiliated with Rural Press or Australian Community Media.
Inspectors, valuers and the rest of the invoice
Building inspectors must be scoped to rural improvements: asbestos, effluent, shed electrics, roof access. Valuers should be instructed on water and livestock if those are in the contract; otherwise they will value a different farm. Agronomists should be independent of the listing agent. Water specialists should be used when the entitlement is the value.
None of those people are ranked here. Check licences, ask for sample (redacted) rural files they have settled, and read due diligence so you can tell when a proposed scope is suburban.
Demolition and making-good sit on demolitions. Homestead presentation sits on the historic guest URL preparing a rural homestead for inspection. Roofs sit on rural roofs and sheds. Buyers-agent explainers sit on their historic paths. That is the whole “services” map this domain will host: education, not a marketplace.
What the 2004 finder thought it was, and what this is
/agency.asp was a search form over Rural Press member agencies, with login and shortlist tools around it (member.asp, myshortlist.asp, myhome.asp). Those query-string tools 301 to about or home because we are not that membership system. What remains is a description of the professions a rural file needs, plus the historic URLs that still collect links.
If you arrived from /rural/agency.asp?region_id=, you are in the right place: pick a state hub, read buying or selling, and hire licensed people in that state. We will not telephone them for you, and we will not publish a commission rate.
Contacting this publisher versus contacting a practitioner
Use contact for editorial questions. Use a licensed agent, solicitor, valuer or inspector for a transaction. We will not forward your enquiry to a “partner agency”, because there isn’t one. FormSubmit delivers to the editorial inbox only. Never send identity documents.
That split is the honest replacement for /agency.asp. The finder is gone. The professions remain. The historic guest child URL remains. Everything else is a 301 or a 404.
Licensing desks differ by state, just as duty desks do. A Victorian advocate is not thereby licensed for a Queensland station. Check the register that matches the land, then brief them with the due diligence checklist so the scope cannot quietly shrink to a suburban section 32. That is the service this hub actually offers: a way to hire without a fake directory.
If /_agency/login.asp or /_agency/general_enquiry.asp brought you here, those paths 301 to about or contact. There is no member login on this rebuild.
Questions people ask
Where did agency.asp go?
It 301s here. We do not revive a live agency finder or reprint old phone numbers.
Do you take listing instructions?
No. Rural Property Guide is independent education, not a real-estate agency.
Why is there a carpet-cleaning URL under property-services?
It is a historic guest-post path with backlinks, rewritten as homestead-inspection education.
