Hub
Rural property in South Australia
Educational hub for buying and selling rural land in South Australia: land titles, DEW water, irrigation trusts, RevenueSA and PIRSA. Historic URL kept; fencing advertorial removed.
/rural-property-sa/ used to be a fencing-contractor advertorial. Repeat-customer praise from that page is gone. If you need a contractor, ask local grower groups — we do not rank trades.
South Australia was the fifth state on the original homepage map. The path still resolves. The job of this page is to name the SA desks a rural buyer or seller actually uses, and to separate irrigation-trust products from the land folio.
South Australian sources
- Land titles: South Australian land services / Land Titles Office via SA.GOV.AU
- Water: Department for Environment and Water and the relevant irrigation trust if the land is inside a trust
- Duty: RevenueSA
- Primary production: PIRSA
The Riverland, south-east, Eyre Peninsula, mid-north and pastoral north are different water and climate problems. Irrigation-trust shares and River Murray entitlements are easy to get wrong in a contract schedule. Have someone who has transferred that product before settle the special conditions.
A dryland mixed farm on the Eyre Peninsula and a Riverland horticultural block should not share a template. One file is about rainfall, soil constraint and access. The other is about water delivery, frost fans, trellis and whether the water product can legally support the crop you think you are buying.
Biosecurity and livestock movement
SA livestock movements use the national traceability system plus PIRSA animal-health settings. A “walk-in walk-out” sale that includes sheep or cattle is a livestock transaction. Read the biosecurity article.
Plant health matters as much as animal health on horticultural titles. Do not assume a vine or orchard sale is only a land sale.
Pastoral north and native title
Northern pastoral holdings raise tenure, access and native title questions that a peri-urban lifestyle block does not. Treat those files as their own class. The National Native Title Tribunal and our native title article are starting points, not a substitute for a practitioner.
Foreign investment
FIRB first, RevenueSA second if a foreign-duty setting applies. Agricultural land guidance is the Commonwealth source. As at 2 January 2026, many private foreign investors notify once a $15 million cumulative agricultural-land threshold is met; foreign government investors face a $0 threshold.
Where to go next
Costs and duty, native title, buying guide, and the Victorian hub if you are comparing south-east irrigation products across the border.
Riverland trusts, south-east, Eyre and the north
South Australian rural files split hard. Irrigation-trust and River Murray products in the Riverland are a specialist solicitor’s job. South-east country has its own water and planning overlay stack. Eyre Peninsula dryland is a rainfall and access story. The pastoral north is a tenure and native-title story. If your brief says “SA farm” without an enterprise, stop and write the enterprise.
PIRSA is the practice desk. RevenueSA is duty. DEW and the relevant trust are water. Land services via SA.GOV.AU are title. Open the ones that match the file.
Fencing advertorials and why they left
The previous occupant of this URL sold fencing. We do not. Fences still matter — especially on livestock titles — but they belong in the inspection and in the contract’s repair clauses, not as a ranked contractor list. If a fence is a boundary dispute, that is a solicitor’s letter, not a guest post.
Continue with costs, native title, buying and biosecurity. Neighbouring hub: Victoria.
RevenueSA, PIRSA and the trust letter
Ask RevenueSA about duty on the land and on any water product in the schedule. Ask PIRSA about livestock and plant-health settings if the sale includes life. Ask the irrigation trust, if any, what a transfer requires and how long it takes. Put that duration in the contract. Riverland files in particular fail when someone treats a trust share like a garden tap.
If the previous fencing advertorial is why you arrived here, you still need a solicitor more than you need a contractor. Continue with due diligence, water and selling if you are the vendor who wants a clean pack.
Climate records versus a vintage year
Do not underwrite a Riverland or Eyre purchase on a single good season you were told about at an inspection. Use Bureau of Meteorology records and the seller’s accounts, then an independent adviser. We will not invent a rainfall average for Loxton or Minnipa. If frost fans or irrigation reliability are the enterprise, they belong in the water schedule and in the inspection, not in a lifestyle paragraph.
Historic classifieds on this URL are gone; the education stays. Next: guides, FAQ, contact for corrections only.
Duty, water and PIRSA animal-health settings do not collapse into one phone call to an agent. Open each desk. That is the whole point of keeping /rural-property-sa/ alive as education rather than as a fencing advertorial.
Irrigation-trust paperwork is slow. Start it when the campaign opens. If you cannot get a trust letter before an auction with no cooling-off, you are bidding on land and hoping about water. That is the same warning as the Victoria hub, with different forms. Use water licences.
Questions people ask
Do you list South Australian farms for sale?
No. The old hub displayed stale classifieds. This page is education about the state’s titles, water and duty systems.
Did you keep the fencing advertorial?
No. The URL is now a state education hub. We do not endorse trades.
Are irrigation-trust shares the same as the land title?
Usually not. Riverland and trust irrigation products can sit in a separate register. Identify them in the contract schedule.
Where do I check SA transfer duty?
RevenueSA. Do not use an interstate ready-reckoner.
