Rural property calculators and official tools

The replacement for calculators.asp: a map to official duty, FIRB and ATO tools rather than a homemade calculator with invented rates.

Canola crop.

The 2004 site shipped /calculators.asp (and /rural/calculators.asp?region_id=). Those query strings 301 here.

Use the official tools. We will not wrap them in a widget that pretends a farm is a suburban house.

Transfer duty

If a salesperson quotes a duty figure from memory, ask them which ruling they used and then open the revenue-office calculator yourself. Primary-production concessions, if they exist, are conditional. Read the ruling, not a forum paraphrase.

Foreign investment

FIRB guidance on agricultural land and the current fee schedule on that site. As at 2 January 2026, many private foreign investors notify once a $15 million cumulative agricultural-land threshold is met; foreign government investors face a $0 threshold. Fees change. Use the live schedule.

Tax and cashflow

Farm Management Deposit caps, offsets and eligibility are ATO settings. We do not freeze a cap on this page because a stale number on a YMYL topic is worse than a link.

What this page is not

It is not a repayment calculator with an invented interest rate. It is not a yield calculator. It is not a livestock-price widget. Those numbers would be fiction within a week.

Read the costs, stamp duty and tax guide for the narrative, and the financing guide for how lenders and the ATO actually talk about farms.

Questions people ask

Why is there no on-site stamp duty calculator?

Duty rates, concessions and surcharges change, and farm concessions are not the same as house concessions. An unofficial calculator would go stale and could mislead a YMYL reader.

Where did calculators.asp go?

It 301s here, including the old /rural/calculators.asp query-string variants.
